I am a painting contractor and have been since 2001. Make sure the estimate provides in writing: What is EXCLUDED as well as INCLUDED. It should state the manufacturer and type of paint going to be used. Estimate says ALL LABOR AND MATERIALS. My estimates to my customers say "guaranteed coverage" eliminates the conversations of 1 coat vs 2 coat. I have my customers submit colors 5 days prior to start date. Customers need to inform me if they are going to use pure white, dark reds, oranges, and bright yellows they need to inform me in that 5 day window, so I can adjust my pricing for 3 coats. Although this more uncommon now than years past because a lot of paint manufacturers have primer with paint products. Let the contractor know if your doing accent walls. This takes longer to cut in straight lines and it requires the contractor to purchase more paint. If you add anything on the scope of work have the painter write out the description and cost prior to them doing the work. Have the estimate say how many days it will take to perform the work. Ask how many workers will be doing the job. Make sure to enforce that number of workers their everyday until the job is complete. Do not give final payment until you do a final walk through. Walk the job when its almost complete and point out areas that you want fixed prior to the contractors final walk through. Its best to do while the workers are still in that particular area as they will have tarps down and areas covered and it will be easier for them to take care of. Purchase a roll of blue tape and stick it to areas that you want fixed. This is called a punch list.
This is the second time we've worked with House Painting, Inc. and we love them.  For both our interior and then our exterior the job was done beautifully by incredibly pleasant and skilled workers.  In both cases great care was taken to protect our furnishings/landscaping.  The painters were conscientious, professional and thorough.  The price was fair and represented great value for money, particularly given the quality of the personnel, the job and the customer service.
This article with comments was terrific - it was so informative. I found the advice useful. It addressed specifics like the condition of the dry wall surfaces, any additional repairs such. pin holes, chalking, smoothing of wall surfaces, absorption of paint and number of coats that may be needed. It should also include insurance coverage, and reflect the clean-up afterwards. Having a written contract with the company's letterhead is a must.

If you have ornamental or colorful trees, shrubbery or floral selections around your home you should figure their colors into the color scheme selection that is made.  These landscaping attributes will have an effect on how appealing the property is as a whole throughout the year.  Homes that have a great deal of trees can make the property darker and cast shadows onto the home.  Individuals will want to avoid darker colors for these situations.
Thorough preparation is essential to ensure a good finish. Contractors might have to fill cracks or holes and remove old paint if it is badly worn, peeling or flaking. They remove all paint and apply a suitable primer to the bare surface. If the existing paint is in reasonable condition, they clean it and rub it with abrasive material to provide a key for the new paint. On new surfaces, such as bare wood or fresh plaster, they apply a suitable seal, followed by a primer coat.
There are permanent features of the home that have their own colors which cannot be changed when painting the exterior of the home but can have a dramatic satisfaction level that is experienced when the painting is completed.  Roofing shingles, paving blocks, concrete surfaces, stones and other such features are prime examples of the colors that should be considered when selecting your exterior color scheme for the home.  Homeowners can work off of these colors to make a home that looks uniform and luxurious when the exterior painting is complete.
Use spray paint to refinish your old bicycle or give any surface a new finish - glitter, mirror or just a new solid color. A fresh coat of concrete paint on a basement walls can make a huge difference. Protect your garage floors from dirt and stains with an epoxy paint. Don’t forget your bookshelves — douse them with some furniture paint to make them look new, again.

Prep before you paint. Make sure to stock up on all the paint supplies you'll need to finish your project. Get enough tarps to cover all your furniture and electronics. Acrylic paints are water based, so they clean up easily and dry fast. Duct tape always comes in handy. Create your own look by mixing two sheens to stripe the wall with paint, or use large format stencils to create a pattern. We can do your paint project for you or do it yourself. If you need a paint sprayer, you have the option to but also consider renting one from us.

I live in Fair Oaks and had my entire 2700+ s.f. home with baseboard/crown molding; ceiling and walls to be painted. A big job. We got 4 different bids with this one making the most sense. The job took a bit longer than (by only 3 days) but admittedly we had a LOT of trim work. The best part and the reason I give them 5 stars - is they showed up on time; kept the area clean and clear..and the guys / crew were the nicest people. Having people in my house for over a week was comfortable. I wasn't there on the final day for the walk through but they came back the next day and finished the minor details and even left me 4 containers (mine) clearly labeled for any touch-ups i have to do in the future (along with the larger unused portions of paint) I highly recommend. This feared question gets to the heart of who will be performing work in your home and whether your home and belongings will be safe. Sadly, there have been numerous documented cases around the country where employees of a hired contractor have burglarized, injured, or even killed the homeowner.  What’s worse, in most cases it was later found that the bad employee had a criminal background that was unknown to the employer.  In learning about who will be performing the work in your home, you should ask additional questions about their hiring policy and whether they conduct criminal background checks.

I disagree with your criteria to hire a painter. A prompt returned call is nice but does not indicate the quality or fairness of the painter. As far as a written estimate, that should be more of a qualifier for the bid versus an evaluation criterion. I'm not sure one would have favorable results by hiring a painter on this basis. As far as the bidding process, change orders should ONLY be used if the customer requests additional scope (PMP 101). Angie's list should consider asking reviewers if/how much they were told to pay compared with the estimate. Unfortunately, there are a lot of contractors that are unethical and need to be accountable.

I managed commercial construction projects for many years, have built and remodeled several properties, and never once have I encountered any of these scams. The tone of this article is deeply troubling. The author seems to be saying that ALL painting contractors are inherently dishonest, and that has not been my experience. The underlying advice here is sound: get it all in writing and cover as many contingencies as possible--so pointing out potential pitfalls like coat coverage is helpful. But do that in the spirit of clear communication of expectations, not with the expectation that the person you are hiring will try to cheat you at every turn. Not every contractor takes outrageous advantage of change orders; not every contractor will sneak past necessary preparation and/or repairs. Contractors of all sorts get a bad rap as it is; reinforcing a stereotype with articles written from this point of view just seems unproductive.
OF the different type of customers there are at least two: cheap charley's and people who want great results. I agree the need for wall repair is critical to the end results. Most critical is for the customer to be told ahead that the walls are going to need exactly what is needed. This means the contractor must look, touch, examine the walls for defects and needed work. I've been a building manager for 40 years and seen a few paint jobs. Typically a contractor does a lot of talking about how expert he is, but the guys who walk through with note pads, iPads, examine, measure, point things out, explain and recommend are the ones I will deal with. It confirms if they know what the business. Nobody likes the workers to show up and when you talk about the job they're going to do they know nothing but they we were told to be here. Their boss who bid the job doesn't supervise - a big no no around here. Nobody likes surprises or worse, at the end of a job that's not right getting a bunch of little kid excuses. Contractors that do not like the customer to be around looking at the progress don't get the job.

After all this I realize how blessed my ignorance not taken advantage of by Greater Philadelphia area motivated young skilled pride-in-work honest hardworking + seasoned older employee of Scott Gribling Painting of Lansdale PA. I'm proud I had the idea that Tom Parkinson here taught me the phrase & affirmed paying daily "progress draws" & purchase receipts instead of advance deposit in case something happens to contractor, and as Tom teaches the natural effectiveness of receiving from the day's work :)

Spills and spatters happen, regardless of how careful you are. It’s a lot easier to pre- pare for them than to wipe them out of your carpeting or off your wood floor later. All it takes is canvas drop cloths in your work area (a 4-ft. x 15-ft. cloth costs $15). The thick canvas stays in place, so you don’t need to tape it, and you can use it to cover any surface. Plastic drop cloths are slippery to walk on or set a ladder on and don’t stay in place. Even worse, paint spills on plastic stay wet, and they can end up on your shoes and get tracked through the house. Canvas is slippery on hard floors, so rosin paper ($10 for 400 sq. ft. at home centers) is better over vinyl, tile and hard- wood. Tape the sheets together and to the floor to provide a nonslip surface.

I hired this person because he was listed on Angie's List. This man claimed he took and passed his contractor's license test after he signed me up for a project (Feb.) that included fixing cracks, painting, repairing a gate, installing a screen door, etc. He said he would charge me the original "handyman" prices. He postponed the start date, brought one worker who fixed a few cracks, repainted the gate terribly, but ruined a dining room ceiling when his worker used silicone in a tube instead of the expansion tape, spray ceiling covering, and paint I had purchased saying this silicone was "better". Then they said they would have to paint the whole ceiling and charge extra. They left holes in the walls and did a sloppy paint job in several places. I just paid them to get them out of my home as I felt intimidated as a senior citizen who is handicapped. I will try to have the main guy come back when I let him know what I need redone. Don't know if he will come back without charging me more. House Painting Littleton Colorado

The quality of our workmanship is the best because of our professional, skilled painters, and our "Payment Upon Completion Only" policy, to ensure satisfaction guarantee. We can also recommend a specific paint for your project because we use two of the best, paint stores in the nation:  Sherwin Williams, and Kwal Paint. Beyond The Brush only uses top quality products from these companies or we can use the brand of your choice as well.

I would never suggest that one of my clients buy their own paint because A . They will pay an average of $20 to $30 more per gallon which could add up to $1,000 or more to a full repaint B. most times I'm in the paint store homeowners are kind of pushed to the foreground as they handle all the contractors in the store and C. Paint is heavy, takes up a lot of room needs to be left in it clean dry area and I hate to put a client to work when they are trying to hire me to do their job.
I'm an architect and my firm routinely specifies interior finishes for projects so I thought I'd contribute a professional's perspective on the issue of how many coats of paint are deemed "acceptable". The fact of the matter is the average consumer usually isn't a paint expert and can't be expected to know about all the factors that impact coverage. That knowledge is considered "means and methods" and in a court of law, the responsibility lies with the painter or general contractor, not the consumer. What the consumer should be concerned about is the final result-does it look good and is it what you expected? The simplest way to communicate this to your painter is to stipule in your written agreement that the number of coats will be "as required to cover". That way all the guess work about what kind of primer, how many coats, how color affects the scope of work, etc., is removed from the consumer's responsibility and resides where it belongs-with the professional. In the contract that's why retention is always a good idea-typically 10% is withheld from payment until the job is completed to the satisfaction of the customer. Of course in return you as the customer have to be reasonable about what constitutes a completed job. Just my $.02. Home Painters Littleton Colorado
I hired House Painting Inc to paint some new doors, a couple of hallways, and two bedrooms+baths in my house. The project took about 4 days, they even finished everything 1 day early, which was great since I had carpet installers scheduled to come right after them. They have been very punctual, professional, and helpful with things like color selection. They brought and painted a couple of sample colors, which helped in our final choice. The workers were very clean and came every morning on time. Extremely happy with their work and will hire them again for other projects.
Next, undercut the trim to create a gap (Photo 3). When you’re done, scrape any dirt or gunk out of the gap with a putty knife and blow out the dust using a vacuum or air compressor. To avoid staining the concrete, run at least three layers of masking tape under the wood. Apply repellent to all bare wood (Photo 4) including the underside (Photo 5). Bend a putty knife in a vise to make a handy tool for reaching into tight areas. Remove the tape right after application.

Hello Mr. TretheweyMy name is terry cotto, when we built our beautiful home 16 years ago, in Sierra Madre Ca I had my claw tub installed,( my child hood remembrance) It appears, that the claw legs of the tub were not installed properly, and one leg fell off , tub was slightly tipping to the right. I had a handyman come over and reinstall the claw legs, tighten so this would not happen again. The other day, while I was bathing I noticed the seal of the drain on the outside rubber was not laying properly, plus it was leaking, ( I think this was due to the leg falling off and unbalancing the ring. Well, now I really don't know what to do about that. I believe the thing to do is remove the cover off the top drain , ok, but than what do I have to move the claw tub, impossible. How do I replace the rubber of the outside of the top drain pipe, it appears to be brittle. (Not good)Please answer my questions, and I will hire the handy man again to help me. Thank you. I have learned so much from T.O.H weekly shows, I am a loyal fan at 75. I tell my 80 year old husband, you need to watch these shows with me, and we can do it ourselves, the right way. God Bless you all for the great job your doing, I need to know how to do it right, so it doesn't happen again. a picture would be good, I can see exactly how its done?

They painted our home exterior about 12 years ago and did the interior about 9 years ago as part of a major remodel. As it was time to re-paint the exterior again, we used James Lee again, and were very glad we did. In walking around to find 'punch list' corrections after they were done, there was pretty much nothing to find - they did a great job.

According to the Bureau of Labor Statistics, 45 percent of all painters are self-employed, though that number may be slightly higher if companies hire freelancers or self-employed painters as part of their team. The price that painters charge for their services is largely dependent on their association and whether the job is completed in the warmer or colder months (painters often charge more in the summer and less in the winter, given demand and other factors). More information regarding painter rates and associated factors is included below. House Painting Littleton Colorado
